The Ponds features a new, state of the art YMCA Summerville providing activities, sports, a wellness center and a variety of activities for The Ponds community. This project was spearheaded by a $1 million land donation and a $3 million construction cost gift by Greenwood Communities and Resorts.
The new YMCA includes:
- A wellness center with cardiovascular equipment and free weights
- Supervised playground and nursery for children
- Rooms for aerobics and other instructional programs
- A full-size gymnasium
- Full-service locker rooms for men, women and families
- Multipurpose outdoor covered pavilion
- Athletic recreation fields (coming soon)
- Organized sports and wellness programs for all ages
- Proximity to prime South Carolina real estate
The design of the new YMCA incorporates a cylindrical form, simulating a grain bin or silo found on a typical Southern farm, that's used for the Child Watch area of the facility. The new 25,000-square foot center was constructed in a rural, agricultural theme inspired by Old Summerville properties.

The Ponds Conservancy
Ponds Conservancy Charter
The Ponds Conservancy, a not-for-profit community organization, has been created to enhance the quality of life and sense of community at The Ponds through educational programs, social events, cultural endeavors and environmental stewardship. However, the function of The Conservancy goes beyond protecting nature and the beauty of the land at The Ponds. Its overriding purpose is to become a thriving resource for community activity and spirit.
In its early stages, Greenwood Communities and Resorts as the Declarant will utilize its existing staff at The Ponds to handle Conservancy affairs and events. As the organization matures, the Conservancy may hire its own management staff, may establish an Advisory Board and may organize other committees and groups to further its goals and mission. Cultural and social programs will also be available to promote artistic and communal initiatives through featured exhibits and events.
Beginning Spring 2009, you will begin to see some special events organized, produced and implemented under the Conservancy banner. As per the Covenants, the Ponds Community Association (PCA) and its property management firm shall cooperate with the Conservancy in the collection of the Community Enhancement Fee by, among other things, notifying the Conservancy, or its designee, of any pending property transfer.
As per terms laid out in Section 8.12 of the Declaration of Covenants running with the land, the Conservancy is to be funded by a "Community Enhancement Fee" to be collected upon the transfer of any lots or homes within The Ponds. As provided in Section 8.12, this Fee will be not less that 1/8 of 1% of the gross sale price of a lot or home, and cannot exceed 1%. Please be advised, therefore, that as of March 1, 2009 and thereafter, a Community Enhancement Fee of 1/8 of 1% will be collected by The Ponds Conservancy to help fund operations and events.
The Historic Farmhouse

The only surviving structure from this site's long history beginning in 1682, The Historic Farmhouse, is The Conservancy's focal point. This structure was actually the third farmhouse built on site. Structural details suggests that is was built in the 1830s or possibly in the Queen Anne era of the late 19th century. The last family to live in the farmhouse was the Simmons Family. In 2006, seeking valuable feedback from the State Historic Preservation Office, Greenwood Communities and Resorts set out to preserve this important part of history. The renovation first began with moving the house about 200 feet, followed by creating a new foundation, rebuilding the chimneys and wooden windows, reinstalling the marble walkway, and rebuilding the kitchen wing from found beams and wood flooring. Daryl Cobb and Cobb Architects headed the project. "We didn't want to replicate the originals but to be suggestive of the original buildings in terms of shape, form, texture and materials," Cobb says. "We just kept it minimalistic. We wanted the farmhouse to be the main object of interest. It's just the opposite of what architects want to do. We want to build trophies. We had to train ourselves to back off."
The Historic Farmhouse is the main amenity center the community. Five other buildings were built around the farmhouse mirroring its design: the picnic pavilion, two pool buildings, a storage shed and a sales resource center cottage. The Carolina community at the Ponds has restored the early 1900's farmhouse that captures the essence of The Ponds and compliements the other Summerville homes.
Of even greater note than the Historic Farmhouse is that less than half of the 2,000 acres at The Ponds will actually be built on. Read more about The Conservancy here.
