Home sellers are always represented by an agent- commonly referred to as the listing agent.
Home builders are always represented by an agent- commonly referred to as the “on site” agent. (The bubbly girls that work in the model home)
But home buyers aren’t always so fortunate.
Where do you start when looking for a home in Charleston?
Most people call the name on the sign in the front yard or wander into the model home- BIG MISTAKE! The listing agent & model home girl DO NOT have your best interest at heart- only the seller’s.
This means you will most likely overpay for the home and have to play by the seller’s terms. As an exclusive buyer’s agent, (I don’t own a single lawn sign or lockbox and have NEVER represented a seller) I have access to valuable information that the seller doesn’t want you to see. Like:
How long the property has been listed
How many times they have dropped the price
What the seller owes on the house
What the seller paid for the house
How many times he has unsuccessfully tried to sell
I also know the right questions to ask the seller’s agent and how best to negotiate, getting you the best deal possible anywhere in Charleston.
