Welcome to The Ponds

It’s Summerville. It’s Charleston. It’s Lowcountry living at its very best.

Located near historic Summerville, just outside of Charleston, SC, The Ponds is an authentic Southern town where you can still enjoy the simple pleasures of life without giving up modern amenities, services and a quality education.

Consisting of 1,950 new custom single-family homes, townhomes, and custom homesites, The Ponds features distinctive Lowcountry charm. Take a look at the selection of new Summerville homes or choose a homesite, and build your own home from one of the beautiful homebuilder floorplans. The natural setting of this community features moss-draped oaks that line the streets to create a Lowcountry feel. The waterfront amphitheatre and village center bring neighbors together. And serene, wooded landscapes provide unlimited opportunities for recreation. All in an unexpected part of the Charleston area. It’s everything you desire in a new hometown: Nature. Nurture. Neighborhood.

Life at The Ponds

The Ponds is the perfect balance between a small Southern town and natural beauty. At The Ponds, "room to roam" is an understatement. The Conservation Area is an 1,100-acre preserve that accounts for more than half the total land at The Ponds. This natural landmark and its preserved land will never be developed because it has been set aside specifically for the residents and families living in The Ponds to enjoy for generations to come.

Our new master-planned community features Summerville properties that blend into the surrounding countryside, in an idyllic and historic Lowcountry setting. We feature a variety of homebuilders who have designed home plans with classic styles, lowcountry architecture and modern amenities. There is truly something for everyone no matter what your style, price or size preferences may be.

We’re always happy to answer any questions you might have about The Ponds – Lowcountry living at its very best. You can give us a call anytime at (877) 326-0777.

The Ponds features a new, state of the art YMCA Summerville providing activities, sports, a wellness center and a variety of activities for The Ponds community. This project was spearheaded by a $1 million land donation and a $3 million construction cost gift by Greenwood Communities and Resorts.
The new YMCA includes:

  • A wellness center with cardiovascular equipment and free weights
  • Supervised playground and nursery for children
  • Rooms for aerobics and other instructional programs
  • A full-size gymnasium
  • Full-service locker rooms for men, women and families
  • Multipurpose outdoor covered pavilion
  • Athletic recreation fields (coming soon)
  • Organized sports and wellness programs for all ages
  • Proximity to prime South Carolina real estate

The design of the new YMCA incorporates a cylindrical form, simulating a grain bin or silo found on a typical Southern farm, that's used for the Child Watch area of the facility. The new 25,000-square foot center was constructed in a rural, agricultural theme inspired by Old Summerville properties.

Outdoor Activities

the ponds scWhether you prefer gathering with family and friends for live music, a quiet walk beneath a canopy of trees, or exploring the backwaters of the Ashley River, The Ponds has everything you desire in outdoor activities. Residents of our nature-inspired Summerville real estate community enjoy a variety of outdoor activity choices, with parks and wilderness areas, swimming pools, recreation fields, nature trails, and even an onsite YMCA.

To date, more than ten of the soon-to-be 21 miles of community and conservation trails throughout the property have already been refurbished at the Ponds. In addition to the trails, there will be 38 miles of sidewalks connecting all areas of the community. A complete restoration of the 19th-century farmhouse is already complete, along with the adjacent swimming pool and outdoor pavilion. All under a stunning canopy of historic oak trees.

As a true small-town South Carolina community, The Ponds is complete with 11 acres of grassy meadows for exhilarating soccer games, fast-paced touch football, or relaxing kite flying. We’re proud to be a community where the best of Lowcountry lifestyle is carefully blended with a unique natural landscape. So, whatever type of activity you desire, it will be right outside your front door. Right when you move in.

Experience the multitude of outdoor activities available at the Ponds. The Summerville homes in this community are surrounded by beautiful outdoor landscapes.

The Ponds Conservancy
Ponds Conservancy Charter

lowcountry livingThe Ponds Conservancy, a not-for-profit community organization, has been created to enhance the quality of life and sense of community at The Ponds through educational programs, social events, cultural endeavors and environmental stewardship. However, the function of The Conservancy goes beyond protecting nature and the beauty of the land at The Ponds. Its overriding purpose is to become a thriving resource for community activity and spirit.

In its early stages, Greenwood Communities and Resorts as the Declarant will utilize its existing staff at The Ponds to handle Conservancy affairs and events. As the organization matures, the Conservancy may hire its own management staff, may establish an Advisory Board and may organize other committees and groups to further its goals and mission. Cultural and social programs will also be available to promote artistic and communal initiatives through featured exhibits and events.

pond communityBeginning Spring 2009, you will begin to see some special events organized, produced and implemented under the Conservancy banner. As per the Covenants, the Ponds Community Association (PCA) and its property management firm shall cooperate with the Conservancy in the collection of the Community Enhancement Fee by, among other things, notifying the Conservancy, or its designee, of any pending property transfer.

As per terms laid out in Section 8.12 of the Declaration of Covenants running with the land, the Conservancy is to be funded by a "Community Enhancement Fee" to be collected upon the transfer of any lots or homes within The Ponds. As provided in Section 8.12, this Fee will be not less that 1/8 of 1% of the gross sale price of a lot or home, and cannot exceed 1%. Please be advised, therefore, that as of March 1, 2009 and thereafter, a Community Enhancement Fee of 1/8 of 1% will be collected by The Ponds Conservancy to help fund operations and events.

The only surviving structure from this site's long history beginning in 1682, The Historic Farmhouse, is The Conservancy's focal point. This structure was actually the third farmhouse built on site. Structural details suggests that is was built in the 1830s or possibly in the Queen Anne era of the late 19th century. The last family to live in the farmhouse was the Simmons Family. Read more about The Ponds History here.

Before and After

In 2006, seeking valuable feedback from the State Historic Preservation Office, Greenwood Communities and Resorts set out to preserve this important part of history. The renovation first began with moving the house about 200 feet, followed by creating a new foundation, rebuilding the chimneys and wooden windows, reinstalling the marble walkway, and rebuilding the kitchen wing from found beams and wood flooring. Daryl Cobb and Cobb Architects headed the project. "We didn't want to replicate the originals but to be suggestive of the original buildings in terms of shape, form, texture and materials," Cobb says. "We just kept it minimalistic. We wanted the farmhouse to be the main object of interest. It's just the opposite of what architects want to do. We want to build trophies. We had to train ourselves to back off."

The Historic Farmhouse is the main amenity center the community. Five other buildings were built around the farmhouse mirroring its design: the picnic pavilion, two pool buildings, a storage shed and a sales resource center cottage. The Carolina community at the Ponds has restored the early 1900's farmhouse that captures the essence of The Ponds and compliements the other Summerville homes.

Of even greater note than the Historic Farmhouse is that less than half of the 2,000 acres at The Ponds will actually be built on. Read more about The Conservancy here.

The Amphitheatre

Our new Summerville real estate community includes many amenities that contribute your sense of belonging in a genuine Southern town. One of the most noticeable community landmarks is the authentic outdoor amphitheatre at the center of our vibrant village.

This substantial structure overlooks our pristine 20-acre lake, and is the initial component of our neighborhood amenity center, which will include an activities center, a pool complex, and an 11-acre multi-purpose sports field. Our amenity center also features a meticulously restored 1840’s  South Carolina farmhouse that serves as the visual and cultural focal point.

Purchasing a new Summerville home or property at The Ponds gives you and your family access to all of the amenities and activities that we have carefully planned. We’ve constructed this amphitheatre at The Ponds for community members to use for cultural events, art exhibits, and music festivals that are sure to enrich the spirit and pride of our Summerville community. Click here for our upcoming events calendar or call us toll free anytime at (877) 832-6144 for more information.
