Magazine names Kiawah Island “Happiest Seaside Town” in America!

Kiawah Island already holds the distinction of having the toughest golf course in America. Now, a magazine has put it atop another list.

Coastal Living’s special 15th anniversary edition named the secluded barrier island the “Happiest Seaside Town” in the U.S.

Kiawah Island, South Carolina

“If heaven had a ZIP code, it would have to be 29455,” the magazine said. “This exquisite barrier island is home to 10 miles of unspoiled fine-sand beach; wild-growing palmetto, oak and magnolia trees; a veritable Noah’s ark’s worth of mammals and rare birds; and 1,626 lucky residents. With small-town charms and proximity to the gracious urbanity of Charlesto...

indicator, because they reflect closed sales. Leading indicators are forward-looking. Watch activity related to list price received at sale, days on market and months supply of inventory to see how sellers might be regaining their pricing power.

April 2012 Real Estate Market Summary

Today, the big story in real estate is inventory. There's not enough of it and it's not clear when inventory will start coming back. If you're actively looking for homes, there's a good chance that you're frustrated by the lack of homes available in the Charleston market and you're facing competition when you make an offer. We see little chance of this situation changing soon, so 2012 continues to be an unusual year in real estate.

Here's how real estate market conditions across the Charleston area closed March 2012:

Median list price of inventory at the end of March was down 1.8% from February 2011, reversing some of the price strength fr...

March 2012 Charleston Real Estate Market Summary

Is the bottom of the market your friend?  It's interesting to contemplate this question as the U.S. real estate market continues along historic lows at the beginning of March.  We recommend making a quick decision - we're seeing signs that this bottom may be short lived as inventories remain low, prices are inching up and real estate continues to be a compelling investment opportunity.

Charleston's Housing Inventory "Strange" in 2012

Posted By: Shawn Pillion In:   Buyer Info
Tags: , , , ,

Inventory is "Strange" in Charleston

Homes for sale inventory across the Charleston area is down 24% from January of last year and prices are down only slightly.  This is "strange" because you might expect lower inventory to move prices more dramatically. NAR says December ended with a 6.2 month supply of homes nationwide (how many months it would take to sell all inventory at December's sales rate) and that figure is near a multi-year low.  Usually, you'd expect prices to go up  if sales volume is steady and supply makes a significant drop.

ChuckTown Homes Market Graphic

What's happening?  We think several factors are damping demand and holding prices in check. In no particular order:

According to the...
